Twelve Steps to Buying Your Home

1.  Getting Pre-approved for a Mortgage
This should be your first priority. When you are pre-approved for a mortgage you have the ability to react promptly when you find your dream home.  
 
 
2.     Analyzing your Needs in a Buyer Consultation
The information that we have just discussed in this guide about your wants, needs and desires will all be taken into account when I choose homes for you to consider. In some cases, my clients find their dream home on the first day. In other cases, it takes more time to find the right home. Rest assured, there is a home out there that is the right size home which fits you and your life. We just have to find it.
 
 
3.    Searching for Homes
I will do all the work. I have access to leading-edge technology which allows me to find all the homes that meet your needs. To assist you in the home search journey, I will organize a list of homes showing you the following information:
·         Photos of the home
·         The home address
·         The current asking price
·         The square footage and property taxes
·         The number of bedrooms and bathrooms
·         The age and lot size
·         Unique features and comments
  
 
4.    Viewing Homes
Once we narrow down the list of properties that you are interested in, I will preview these homes to ensure that I only show you properties that meet your criteria. We will tour homes and neighbourhoods together and we will discuss what you like and dislike about each property that we view.
 
 
5.    Re-Assessing Your Needs and Wants
After we have seen a few homes you may decide that you want to re-assess what you need. We will make the adjustments to our search and then only show you properties that meet your new criteria. I will continue to work with you until we find you a home that is right for you. 
 
 
 6.    Making an Offer
Once you have found the home that you want to purchase I will do a market analysis to determine a fair offer price. I will discuss this information with you and then I will present the offer on your behalf. 
 
 
7.    Negotiating
Leave it to me! The seller may decline, accept or counter your offer. When there is a counteroffer, my strong negotiation skills become powerful in representing your best interests. When a counter offer is presented, you and I will work together to review each specific are of it, making sure that we move forward with your goals in mind and ensuring that I negotiate the best possible price and terms on your behalf. 
 
 
8.     Removing Subjects
There are usually conditions or ‘subjects’ attached to your offer to purchase, such as financing, review of strata council minutes, title search, etc. I will guide you through the subject removal process. 
 
 
9.    Paying a Deposit
I will advise you on a deposit amount, which will be held in trust by Keller Williams Elite Realty. 
 
 
10.Obtaining a Legal Professional
If you do not have a lawyer or notary I will recommend one to complete the title transfer of our new home. 
 
 
11.Completion Day
This is when full payment and transfer of funds take place. You now have full ownership of the property and should have your home insurance effective as of this date. I will assist you to make sure everything goes smoothly. 
 
 
12.Possession Day
This is the day when you get the keys and can move into Your Right Size Home.
